Construction Certificate (CC)
If your project has received Development Application approval from the Council, it is essential to obtain a Construction Certificate before commencing any construction works. This certificate confirms that your construction plans and development specifications are in line with the Development Application approval and comply with the relevant regulations and codes.
At Ausko Building Certifiers, we can assist you every step of the way in the process of obtaining a Construction Certificate. Our team can issue the Construction Certificate while ensuring that all the necessary requirements outlined in the DA Conditions of Approval are met. This way, you can have peace of mind that your construction plans and development specifications comply with the relevant regulations and codes.
So what is a Construction Certificate?
Prior to commencing any building or construction work, it is necessary to submit an application for a construction certificate (CC). This certificate serves as confirmation that the proposed construction plans and development specifications align with the development consent and adhere to the Building Code of Australia as well as any other council requirements.
Complying Development Certificate (CDC)
A Complying Development Certificate, also referred to as a CDC, can be issued by a private certifier and is assessed against the State Environmental Planning Policy (Exempt and Complying Development) Codes. This certificate serves as an alternative option to the Development Application (DA) and is often viewed as a fast-track approval process.
To obtain a Complying Development Certificate (CDC), it is essential to adhere to certain guidelines and requirements. At Ausko Certifiers, we can provide expert guidance to help you navigate through the CDC process and ensure that your proposed development satisfies all the relevant requirements.

Typical projects that can be approved via a CDC are:
Internal and external alterations to a residential building
Granny Flats
New dwellings
Dual Occupancies
Terrace dwellings
Pools
Sheds, Garages, Carports, Decks and Verandahs
Occupation Certificates
An Occupation Certificate is required for any new building work that has been approved by a Construction Certificate or Complying Development Certificate, or for a change of use of a building where the building classification changes under the Building Code of Australia and has been approved by Development Consent or a Complying Development Certificate.
An Occupation Certificate is an essential document that allows a person to occupy and use a new building or change the use of an existing building. It is a certificate issued by the Principal Certifying Authority (PCA), either the local council or a private certifier, once they are satisfied that the building is suitable to occupy or use and meets all the relevant requirements of the Building Code of Australia (BCA).
Building Code of Australia Compliance Reports
The Building Code of Australia (BCA) sets out the minimum requirements for safety, health, amenity, and sustainability in the design and construction of new buildings and building work in existing buildings throughout Australia, including NSW.
A BCA report is an assessment that is often required by local councils as part of the development approval process. It may also be required before submitting a proposal to ensure that it complies with the BCA. BCA reports are commonly used in the following approval processes:
Development Applications (DA)
Building Information Certificates (BIC)
Construction Certificates (CC)
Complying Development Certificates (CDC)
Ausko Certifiers' qualified BCA experts can provide detailed and accurate BCA reports to assist clients in the development process.
